What services do we provide with our full-time property management?
- Marketing.
We photograph and market your property online through the most effective channels including to our extensive distribution lists as well as in our office.
- Screening.
We have a very thorough application and screening process. We make sure to target and secure quality tenants that satisfy our owners and ensure their objectives are met.
- Paperwork.
We prepare leases, addendums and legal disclosures, collect security deposits (maximum allowable by CA Civil Code), collect rent, inspect the home, and maintain a clean and organized property and maintenance file with all necessary paperwork.
- Accounting.
We pay maintenance expenses from rental income, pay owners via electronic deposit or paper check, mail or e-mail monthly and year-end statements, and provide 1099's. Most importantly, we do it accurately and with attention to detail.
- Maintenance.
With your approval, we handle maintenance items that may arise. We have an agent available 24/7 to handle after hours emergencies. We do not mark-up maintenance bills. We use our maintenance professionals on staff when possible to minimize expense to the owner.
- Evictions and Collections.
Should the situation arise, we do the leg work to handle all proceedings (except legal fees).
- Move Outs.
We handle inspections, cleanings, repairs and settlement of security deposits all in accordance with California Civil Code.
